Birkdale Village Mixed-Use Community in Huntersville, NC

Birkdale Village is a 52-acre mixed-use community in Huntersville, North Carolina. Located twelve miles north of Charlotte and just minutes from Lake Norman, Birkdale offers housing, over 40 retail shops, and 18 restaurants all in one unique capacity.

The development offers one-, two-, and three-bedroom apartment homes with private patios and balconies. Resident amenities include a resort-style pool with sundeck, poolside grilling stations, dog run, open green spaces, fitness center, and walking and biking trails. Atlas Surveying’s Charlotte office was hired to perform surveying services for three phases of Birkdale Village’s construction.

Under contract to Siteworks, LLC, Atlas verified control, set temporary benchmarks throughout the site, and staked limits of disturbance, silt fence, demolition, storm, sewer, and water. Rough grade building pads, curbing, and hardscapes were provided as well as finish grade curbing. Utility as-builts for storm, sewer, and water were performed.

For phase II, under contract to Hoar Construction, Atlas provided hub and tack, benchmarks, and foundation surveys for all buildings as well as topography for the building pads. As-builts for the curb flowline were provided.

In the final phase, Atlas is contracted to North American Properties to perform as-builts and verify grades.

In regards to the future growth of Birkdale Village, Tim Perry, managing partner of North American Properties, says “it’s the evolution of the concepts. The evolution of retail. The evolution of the experience. We’ll continue to look for ways to activate the property. Between now and next summer, the evolution will begin to take shape.”

All updates to Birkdale Village are scheduled for completion by summer 2022.
